Architectural Basic Services for your Project
Schematic design
We meet with you to establish the project scope based on your program requirements, building site and budget. We design and produce floor plans, elevations, sections and other descriptive elements necessary to explain our vision of your project for your review and comment. Also included is a preliminary construction cost estimate. This first phase of architectural services terminates with your approval of the schematic design, and in the city of coral gables the approval of the architectural review board.
Design development
.With your input we evaluate and select hurricane resistant windows and doors, coordinate with our engineers to select structural, mechanical and electrical systems and review energy efficiency considerations based on the approved schematic design. Also included is an updated construction cost estimate.
Construction documents
We prepare the architectural plans and specifications and coordinate and integrate the structural, mechanical and electrical engineering plans and specifications required for bidding and permitting based on the Florida building code and the approved design development decisions. Also included is an updated construction cost estimate.
Bidding
We assist in the selection of contractors to bid the project and coordinate the bidding process. We issue addenda to the contractors to clarify any questions that may arise during the bidding period. This fourth phase terminates with our opening and tabulation of bids in the presence of you and the contractors.
Permitting & construction administration
We assist the contractor in the permitting process including responses to comments of the permitting authorities. We make periodic site visits to observe the progress of the work, review shop drawing submittals and the contractor’s payment requests.
Additional services for your project
When authorized by you, and for additional compensation, we address issues beyond the basic services described above such as zoning issues, detailed construction cost estimates and coordination with any special consultants that you have retained.
